Q.  How quickly will my Listing be Active in the MLS?
A.  This is, by far, the most common question we get. We work as quickly as possible, on a first come – first served basis. We cannot begin building your listing until we have all of the pertinent information, photos, and payment. Once you submit your email address to “Get Started,” you will receive instructions with 4 Steps to complete. Once these 4 steps have been completed, you can expect to see your listing Active within 24-48 hours (Monday-Friday).  If you want to see your listing completed before the weekend, we suggest submitting all requested items by the end of the day on Wednesday.

 

Q.What exactly is the MLS?
A.  The MLS (Multiple Listing Service) is a broker to broker cooperation in which agents share their real estate listings with each other in an effort to help sell more properties. Before the MLS, only the largest real estate companies could compete. They had all the listings and would attract the most agents to help sell them. With the creation of the MLS, the smaller brokerage firms could compete because they could also sell the listings held by the larger firms. Zillow is NOT the MLS! Third party websites (like Zillow) pick up the data feed from the MLS in order to share the listings with potential buyers on a fancy looking website. The goal of those sites is to generate leads for agents that advertise with them. When we enter your listing into the MLS, it is syndicated with any real estate website that is connected through the IDX feed.

 

Q.  What happens if someone calls your number about my For Sale by Owner Flat Fee MLS Listing?
A.  First, we give basic information about your home and then give them your name and telephone number for further information or to see the property. If we miss the call and receive a voicemail message, we forward the message to you to return their call. We normally follow up to be sure they connected with you because we still strive to provide the best customer service possible and want to be sure every call gets returned.

 

Q.  Do I have to offer a commission to a Buyer’s Agent?
A.  You are no longer required to offer a commission to a Buyer’s Agent. That information is prohibited from being displayed within the MLS. However, you can offer to pay a Buyer’s Agent commission if you would like. Agents may call to ask if you are offering a commission prior to showing the property or making an offer. All commissions are negotiated at the time an offer is made.

 

Q.  I haven’t been getting showings. What should I do?
A.  Unfortunately, you are asking for advice that you would normally receive with a full service agreement. There are many factors that can attribute to slow or no traffic. We would be happy to provide an analysis should you decide to switch to a full service agreement instead of a Flat Fee MLS Listing (limited service agreement). 

 

Q.  How do I make changes to my Flat Fee MLS Listing?
A.  All change requests are made via email, so that we can keep a record of the request. All changes are typically made within a few hours (Monday – Friday) during normal business hours. If you make a request after hours or on the weekend, it could be the following business day before the change is made. We make every effort to complete change requests as quickly as possible.

 

Q.  Why do you offer this Flat Fee MLS Listing service?
A.  Great Question! We find that we are able to build great relationships and, in return, we see other benefits for our business. When we provide the flat fee listing service to a Seller, a lot of times that Seller becomes a Buyer. If we have built a lasting relationship, they will ask us to represent them on their purchase. Or, if a seller is moving out of town, they may need a referral to a top agent in the city where they are moving.  We are looking for long term relationships rather than a quick sale. 

Is This The Right Fit For Me?

Our limited service MLS listing product has a 93% success rate. It works very well for people who are comfortable with the ENTIRE process of selling a home, start to finish. We have seen where people have saved themselves thousands of dollars. We have seen where people have cost themselves thousands of dollars. If you are on the fence, read below to see if this is the right fit to you:

1. Do you know the difference between the MLS and Zillow, or other third party sites?

2. Are you able to work with PDF’s?

3. Are you able to upload photographs?

4. Are you capable of handling the entire home buying process yourself(showings, contract negotiations, multiple offer scenarios, inspections, appraisal, etc.)?

5. Do you live within Duval, St. Johns, Clay, or Nassau County?

Use Professional Photos! If you want your flat fee MLS listing to stand out and make a great first impression, this is a must. High quality images are not as expensive as you might think. Less than two hundred dollars spent here will drive more traffic, which usually equals a higher sale price.

De-Clutter, Stage, and Clean. Think about a model home. Why do you get such a good feeling walking through them? It’s because you can envision yourself living there. Don’t distract people from what they are buying. Put all of your “stuff” away and stage each room how it was intended to be used.

Make repairs to ensure potential buyers don’t get the impression that general maintenance was not important.


…and please, please, please don’t leave dishes in the sink! I know – it shouldn’t even have to be said, but you’d be surprised. Clean, Clean, Clean!

Always Be Ready to Show! You are selling your home. Potential buyers want to see it. Don’t make it difficult! If you don’t want to show it, don’t tell people it is for sale. Try to keep your home in show ready condition (or close to it) at all times. If you can have the property ready to show in as little as 2 hours, that is perfect. The goal is to not turn away a potential buyer – sometimes they move on and find something else without trying to reschedule.

Step Out For Showings. One of the best things you can do to help sell your home, is to avoid “selling” your home. Let your home speak for itself. Buyers (and their agents) really dislike when the owner is present for showings. It makes everyone a little uncomfortable and limits the buyer’s ability to envision themselves living there. Don’t worry – if someone is interested, and has a question, they will call to ask. If a prospective buyer does not have an agent, you will be the one showing the home, but that doesn’t mean you have to hover over them and give a big presentation. Let them walk through, feel the flow, and just be available to answer questions or point out features that they cannot otherwise see for themselves.

As you prepare to list your home, gather documents to assist you in the process as well as provide additional information to prospective buyers. Here are some things you should consider locating:

  • Property Boundary Survey
  • Prior Appraisal (to get an accurate square foot measurement)
  • Floor Plan
  • Warranty Info/Service Receipts for major systems such as roof, electrical, plumbing, A/C, and appliances.

Choose Your Listing Agent Wisely: The flat fee, or limited service, real estate model is growing. With that, there are many options of agents to choose from. However, this model allows for less than reputable companies to emerge. You don’t even have to be licensed IF you are outsourcing the business. Many flat fee companies are merely lead generation platforms designed to capture your information and send it off to one of their cooperating brokers to complete the transaction. We, however, are a local brokerage that handles your listing from start to finish. Real people you can reach in YOUR city. Here are a few things to look out for:

  • 800 numbers are usually (not always) a good indicator that the company is going to refer your business.
  • Customer service is limited to email or online chat. No direct channel to communicate.
  • Very low fees. This is the bait. You will quickly find that you must pay more for the services you actually want or NEED.
  • Limited tools. They do not offer Lock Boxes or Yard signs – Because they are not local!
